Main-house & adjoining Pavilion are not rented to separate groups at the same time!

There are 5 duel keyed bedrooms which means they are only opened to suit the booking.

Main-house

Bedroom 1 & Bedroom 2 (Sunroom) combine for a Family Area

Bedroom 1 sleeps 2 people in a king bed, has an ensuite and is air-conditioned/heated with a TV. The room opens onto an adjoining Bedroom 2 (Sunroom) creating an ideal family area.

Bedroom 2 known as the Sunroom, sleeps 3 people in 3 king single beds and is also air-conditioned/heated. There is 2 single cane lounge chairs with foot rests, where you can quietly sit back and appreciate the fabulous views and vista from a 4 meter window opening, created by sliding back the large glass windows.

Bedroom 3 sleeps 2 people in a king bed and has an ensuite and is air-conditioned/heated. This room has a TV. It opens onto the patio area and overlooks fabulous lake views. For smaller group bookings, this room can be locked off, if not required

Pavilion

Bedroom 4 sleeps 2 people in a queen bed and is a partitioned bedroom which is air-conditioned/heated. It has a glass sliding door which overlooks fantastic views. This room will be locked off, if not required.

 

Bedroom 5 sleeps 4 people, 2 in a king bed and 2 in 2 king single beds (trundle style) and is a separate bedroom. It is air-conditioned/heated. This room will be locked off, if not required.

 

Bedroom 6 sleeps 1 person in a king single bed and is a separate bedroom. It is air-conditioned/heated. This room will be locked off, if not required.

 

Main-house

There are 2 bathrooms with a shower and toilet. One is the ensuite to bedroom 3 which is also accessible from the lounge, the other one is the ensuite to bedroom 1 and has a shower over a spa bath.

Main-house living area is fully air-conditioned/heated and has a large open plan kitchen/dining/lounge area which looks through a 7 metre glass sliding door opening onto the patio and out to spectacular, northern aspect views over the lake.

The lounge area has TV and DVD player, 2 x three seater lounges, 1 x two seater lounge and 2 reclining lounge chairs.

There is direct access from the lounge area into a two way bathroom and toilet which is the ensuite to Bedroom 3.

The Kitchen is best described as an easy to clean, extremely functional, stainless steel commercial layout. It has a dishwasher, double sink, electric oven and hot plates, micro-wave oven, a large 600 litre fridge/freezer. The walk-in pantry has all the mod cons, crockery and glassware.

The Dining room has a six seat table setting beside the kitchen.

The Patio Area is sheltered from prevailing winds with a large table and plenty of chairs provided where everyone is happy to sit and relax, enjoy great food, cold drinks and the fantastic views. There is also a gas BBQ provided and just off the patio on the lawn you will find a wood burning Chiminea Cooker which comes with a removable oven that gets placed on top to cook the most beautifully flavored meats, game, poultry or fish that you will ever taste.

Pavilion

Pavilion has a separate toilet and bathroom with a shower over the bathtub.

Pavilion living area is fully air-conditioned/heated. It has a lounge and a TV and kitchenette for making tea or coffee or keeping cold drinks in bar fridge provided.

 

Off The Patio

Off the Patio there is a large flat grassed front yard area that overlooks the lake which slopes gently down to the water’s edge.

The Lake Frontage is kept mowed and maintained ready for groups to set up a temporary shade tarp from where you can sit to watch and enjoy the water sports.

An open fire place, with timber provided, is situated in front of the mainhouse overlooking the lake and is ideal for groups to get together. Folding camp chairs are provided to sit around the fire where you can have a drink and spin a good yarn while taking in the views or star gazing the clear Tableland nights.

Edgewater Lodge Booking Terms & Conditions for Hire

  1. The premises are available to you for holiday purposes only and for the period booked and paid for.
  2. Strictly NO PARTY policy. Maximum guests permitted onto premises is the total capacity of the rooms booked and paid for only. With the booking there must be a responsible person in the group staying that is 25 years and over. It is at the discretion of the owner or agent to cease the hire with no refund, if this is found not to be adhered to by the hirer. The owners may involve a third party i.e. police, at any time in which they feel necessary.
  3. The property is available from 1pm or earlier by arrangement only and check out time is 11am or later by arrangement only. Late check out normally applies with weekend bookings. This will be confirmed
  4. Payments: Bookings will not be confirmed until "Terms & Conditions" are read, each page signed, the attached form completed and sent back to us and first payment has been received. 10% payment required if booking made over 60 days before. Then at 60 days a further 40% is required with the balance of 50% payment due 7 days prior to the first night of stay.
  5. Notwithstanding the above a cancellation fee of 10% of all monies paid, plus credit card charges if applicable, will apply to all cancelled bookings. Minimum fee $50.
  6. Linen: Bed and bathroom linen is provided. Guests are advised to supply their own beach towels.
  7. Children - Please supply own mattress protection for bed-wetters. In advent of an accident the mattress will be condemned and replacement cost will apply.
  8. For rubbish 2 bins are provided at the roadside. Collection of rubbish is Friday mornings
  9. No excessive noise after 9pm. Normal community laws apply. The owners may involve a third party i.e. police, at any time in which they feel necessary.
  10. No imposing on adjacent properties.
  11. NO DIRT OR QUAD BIKES are allowed on Edgewater Estate at anytime.
  12. NO CAMPING
  13. LAKE FRONT RESERVE - Set up your day tarp and picnic area and then put your vehicles to roadside area of building.
  14. PARKING - No parking is permitted on the front lawn of the house facing the lake or on the lake's edge. Use the Edgewater Estate private boat ramp to launch boats, jet-skis and then park on the roadside area of buildings.
  15. No pets are allowed.
  16. Notification of any breakages, loss, damages or maintenance must be reported to the owner immediately. Any costs associated with the above, caused by you or your invitees are required to be paid for on demand from the owners. Repairs will be done by qualified trades-people only. Do not remove from the house any furniture, utensils or other household items or move furniture about.
  17. Insurances: Our insurance policy does not cover your personal belongings and therefore we take no responsibility for any loss or damage of personal belongings in or on the property. We strongly recommend you purchase holiday insurance to cover cancellations due to insurable risks such as sickness etc.
  18. On departure, if the Lodge is not left reasonably clean and tidy, additional cleanings costs will apply at the discretion of the owners. Beds are not to be stripped. Examples of what incurs additional cleaning cost:-
    • Kitchen, utensils & pantry - not left clean & tidy as you found it
    • Rubbish - not placed in bins at roadside
    • Oven & Microwave ovens - not left clean
    • Fridges - left-overs not cleaned and wiped clean
    • BBQ - not cleaned after use
  19. No Smoking is allowed inside buildings.
  20. Sewage Works: Edgewater Estate sewage works are environmentally friendly and no chemicals or foreign items are to be placed down the toilets.
  21. Fire Wood is supplied for your convenience but please use in moderation.
  22. Spa - Children are not to use the spa unless supervised.
  23. On departure please clear out all left-overs from refrigerators and wipe clean. Put out rubbish in bins provided. Turn off all lights, fans, air-conditioners, close windows, lock all doors and replace keys. Do not strip beds.
